Residential development on land at Pierce Close, Padiham
RJD Associates (North West) Limited have been appointed as Principal Designer on a residential development project involving the construction of 15no dwelling houses and associated enabling, infrastructure and external works. The site is located on land at Pierce Close in Padiham and comprises an irregular shaped parcel of land that was previously occupied by a care home called Springbank, which was demolished circa 2014. Ground levels slope at various gradients across the site, which has an area of approximately 0.64 hectares and is covered in hardstanding, grass and vegetation.
The site is formed by two linked sections of land with the smaller section at the entrance to the site off Pierce Close, and within the smaller section there is an electricity substation that will be reduced in size in accordance with statutory undertaker requirements. The larger section of land is where the former Springbank care home was previously situated, and the site boundaries are with a wooded verge noted as Fiery Wood to the northwest, and then the remaining site boundaries are with residential dwellings located at Acrefield to the northeast, West Street to the southeast and Pierce Close to the southwest.
Key health and safety considerations on this project include managing the overlap and associated interfaces between the construction site and adjacent residential properties, temporary works, contact with live services, fire safety, preventing unauthorized access to the construction site and traffic management.
