RJD Associates (North West) Limited are pleased to announce that we have been appointed as CDM Principal Designer by Care Concern on a development project involving the construction of a four-storey building to provide a 70-bedroom care home facility along with associated infrastructure and external works. The site of the works is located within a new residential development that is adjacent to the former Ford Building on Eagle Way in Great Warley and comprises a roughly L-shaped shaped plot of development land, and the new car home building will comprise an L-shape structure with a single storey ground floor extension to the southwest to form a lounge and separate gardener’s shed and each of the floors within the building provide a group of 16-19 bedrooms, with additional facilities including a hair salon, café and kitchen at ground floor level, dining and lounge areas on all floors, plant rooms, staff rom, activity room, library, laundry and an external terrace on the south facing elevation at third floor level.
Key health and safety considerations on this project include managing potential interfaces with the adjacent residential properties and adjoining construction site, managing potential interfaces with the Client’s undertakings if a marketing suite is formed whilst construction works are still ongoing, contact with live services, fire safety, preventing unauthorised access to the construction site, traffic management and general buildability considerations including spatial requirements for plant and any associated oversailing restrictions, working platforms and scaffolding within areas that are constrained by the site boundaries etc.
