RJD Associates (North West) Limited are pleased to announce that we have been appointed as CDM Principal Designer on a project that involves converting former Council offices at Nicholas Street in Burnley into 18no residential apartments. The scope of works includes demolishing 2no existing extensions at the rear of the building to form external yard areas, soft stripping and asbestos removal works, demolishing internal walls and partitions, carry out structural alterations including structural repairs to the roof timbers, lining out the inside face of the external walls to upgrade the thermal properties, upgrading the ground floor construction over basement level, constructing stud partition walls, insulating the existing pitched roofs at ceiling level, applying floor, wall and ceiling finishes, installing kitchen and bathroom appliances and installing mechanical and electrical services. External works include repairing the existing roof slopes with new slates, replacing the windows on the Elizabeth Street and Thomas Street elevations, retaining and repairing the windows on the Nicholas Street elevation, replacing rainwater goods, walling up openings, forming maintenance access routes into the basement areas, installing bike racks, forming bin stores and forming level access ramps on Nicholas Street.
Key health and safety considerations on this project include managing potential interfaces with adjacent properties within Burnley town centre, traffic management, protecting any potentially unsafe areas within the existing building including gaps in floors and around stairs, asbestos removal, preventing unauthorised access to the construction site, temporary works, fire safety, restricted working space within the existing building envelope, working on the existing roof structures and the proximity of the site boundaries to adjacent public areas.
