This project involves converting and refurbishing the landmark Newtown Mill building within Burnley town centre into teaching space and an enterprise zone for UCLAN, in conjunction with public realm improvements to the Sandygate. The redevelopment of Newtown Mill forms the next stage in creating a thriving Canalside university campus within Burnley’s historic Weavers’ Triangle area, with this project following on from the nearby Sandygate student accommodation development that we provided CDM Principal Designer services on.
The scope of works required an initial phase of enabling works including making safe various areas within the existing structure, removing asbestos, demolishing internal floors and walls and demolishing an external lean-to structure at the rear of the building. Following this initial phase of works the main construction works include erecting a retention scaffolding system around the retained sections of the existing structure, installing structural steel beams and columns to all floors and at roof level, forming new roof structures, replacing all external windows, doors and rainwater goods and generally upgrading and improving the existing elevations, constructing a feature entrance at the rear of the building, forming a circulation core, constructing internal walls and partitions, installing staircases and passenger lifts, constructing upper floors, applying floor, wall and ceiling finishes, installing kitchen and sanitary accommodation and installing M&E services. External works include forming circulation space and associated hard and soft landscaping works, constructing foul and surface water drainage systems with connections into adopted sewers, and installing mains services.
