Industry Street
Description
The site had planning permission for a residential development which also included a car park for the adjoining residents. Because the developable area within the site demise was reduced by the space allocated for the car park the Client wished to maximize the development potential of the new houses.
Brief
The Client had purchased a plot of land that had planning permission for a residential development of 2 pairs of semi-detached bungalows. The planning permission consent also included an area allocated for a new 12 space car parking that had to be constructed for the adjoining residents. Because the developable area within the site demise was reduced by the space allocated for the car park the Client wished to maximize the development potential of the new dwelling houses.
Design issues
The site fronted onto a row of terraced dwelling houses therefore the external appearance of the new bungalows had to be of a high quality, and adequate separation distances had to be maintained between the front of the existing terraced houses and the new bungalows. Industry Street had a one way vehicular traffic system and the existing on-street parking restricted vehicular traffic movements, therefore the new dwellings had to be provided with sufficient off-street parking facilities. There were 20 timber garage structures on the site that had to be removed prior to the construction of the new development. Whilst the topography was relatively level across the site there was a sloping grass banking at the rear of the site which the new bungalows had to be kept clear of.
Design solutions
In order to maximize the development potential of the site we designed ‘room in the roof’ dormer bungalows, which enabled the ground floor space to be maximized whilst still allow for four bedrooms (including a master bedroom with an en-suite) and a large bathroom at first floor level. This also enabled a single garage to be formed at ground floor level, which along with a large double driveway at the front of each property, meant that a minimum of 3 off street parking bays were provided for each property.
