Broad Bank House
Description
The Client had purchased a Grade II Listed Building that was originally constructed around 1771. The property had been derelict for a number of years and our brief was to design a scheme that would facilitate the necessary works in order to bring the property back to a habitable standard and to reinstate the character of Broad Bank House.
Brief
The Client had purchased a Grade II Listed Building that was former residential dwelling house that was originally constructed around 1771 and was one of the few remaining late 18th century buildings in the Borough of Burnley.
At the time of the purchase the property had been derelict for a number of years and had fallen into a severe state of disrepair. The brief was to design a scheme that would facilitate the necessary remedial and refurbishment works in order to bring the property back to a habitable standard and to reinstate the character of Broad Bank House.
Design issues
Because of the dilapidated condition of the existing structure and its status as a Grade II Listed Building the new proposals had to be sympathetic to the character of the existing building and in keeping with the Georgian style of design, in order to retain the existing features and restore Broad Bank House to its former glory.
Design solutions
A non-abrasive stone-cleaning method was implemented in order to avoid damage to the walls of the building when they were cleaned. Single-glazed ‘six-by-six’ Georgian-style hardwood sliding sash windows were installed on the front elevation of the building as they would have been originally. The existing Venetian window on the rear elevation of the property was refurbished, and a blocked Venetian window on the west-facing gable elevation was also reinstated. One of the existing 18th century fireplaces at first floor level was removed and repositioned in the ground floor lounge. The existing staircase was refurbished with a new timber handrail and balustrades, which replicated the profiles of those that were fitted to the original stair.
