RJD Associates (North West) Limited have been appointed as Principal Designer on a development project that involves the design and construction of a four-storey block of extra care apartments comprising 37no units with associated communal facilities and circulation space. The building will be formed with a steel frame superstructure with a low-pitch and flat roof structures over, with external cavity walls built off concrete foundations. Internal works include constructing ground and upper floors, constructing walls and partitions, installing a passenger lift and staircases, applying floor, wall and ceiling finishes and installing M&E services. External works include site clearance and establishment works, constructing car parking, forming hard and soft landscaped areas, installing foul and surface drainage, mains services and infrastructure works.

The site of the works is located on a plot of land previously occupied by the former Oaklands House building, on the A6010 Wilbraham Road in Manchester. The site is approximately 0.2223 hectares in size and comprises an open area of rough ground, following the demolition of the Oaklands House building in 2014. Ground levels across the site are relatively flat, corresponding with the adjacent levels on Wilbraham Road.

Key health and safety considerations on this project include managing the overlap and associated interfaces between the construction site and adjacent occupied areas, temporary works, contact with live services, groundworks and foundation construction, erecting the structural steel frame, restricted working space, preventing unauthorized access to the construction site and traffic management.
